Yes, renters’ insurance is required before you move in at the property. There are two options for renters’ insurance at West End Terrace. You can either go through our preferred vendor, Foxen, or the resident can set up renter’s insurance separately through their own vendor. It is typically easier to use our vendor, Foxen, but if you decide to use your own insurance company, please call the leasing office for more information.
At West End Terrace, we do a criminal background check and credit check on all applicants at the property. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. If you are a full-time student, we can accept student housing stipends which verifies your student loan information. Please contact the leasing office for more information.

Yes, you can sign a lease agreement without a guarantor if you do not meet the monthly income requirement. However, a guarantor cannot be used for an applicant that does not meet the approved credit requirements.
Once someone applies, expect 3-5 business days on the approval of the rental application.
We offer 7 to 15-month lease terms.
The resident is responsible for electricity and internet/cable on their own. Electricity is through Ameren and your internet provider will be AT&T or Spectrum. Once you sign a lease and prior to move-in, we will email you a move-in packet with all the specific details needed for your utilities.
At West End Terrace, we have free parking at the property. The property is a gated community, the gates are open during business hours. The gate closes at 5pm during the week. The gate will be open from 10am to 4pm on Saturday. We are closed on Sunday, so the gate will be closed all day on Sundays.
Yes, we allow pets, but we do have breed restrictions at West End Terrace. Once someone applies, we use a third-party pet screening company for details on your animal. There is a one-time, non-refundable pet fee of $250 per pet. There is monthly pet rent of $25 per pet each month.
We do have a model unit at West End Terrace, however depending on availability, we can show additional units as needed. We do have floor plans, photos, and information available on our website.
We do not currently offer any furnished apartments. All units include appliances such as garbage disposal, refrigerator, dishwasher, stove, and microwave. A washer and dryer is available in select units.
Right now, we currently do not have virtual tours. We are in the process of getting virtual tours created for our model unit.
